General Information & Landlord Updates

  • Application Guidelines & Qualifications

    A thorough review of each applicant’s identification, employment, income, credit history, criminal background, and previous residency is required for approval. Negative credit or rental history and/or a low-income ratio, may result in a requirement of an added cosigner, or denial of the application.


    All prospective residents 18 years of age or older are required to complete an application to rent. The information contained in the Application to Rent is made under penalty of perjury. Any false statements made on an application to Rent are grounds for denial and punishable by law.


    Credit History: Negative credit reporting or no credit report, including but not limited to, late payments, collection accounts, default on loans, repossessions, and civil judgments may result in an additional requirement of an added cosigner, denial. Current collections from other property management companies or utility providers may result in immediate denial.



    Criminal History: Criminal background checks are performed on all applications. Residency may be denied based on criminal history.



    Previous Residency: Applicants must provide location and valid contact information for all previous residences over the last 2 years. Failure to provide this information and/or a negative reporting from previous rental verifications may result in a requirement to add a cosigner, or denial of your application.



    Income Verification: Applicants must provide verifiable proof of current income equal to or greater than two and a half (2.5) times the monthly rent. Acceptable forms of income include:


    1. One (1) month of consecutive pay stubs including the most recent pay period.


    2. Financial support Documents (child support, alimony, pension, retirement, financial aid, etc.)


    3. Government Income Sources (unemployment, social security, disability, etc.)


    4. Federal tax returns (Form 1040) from the most recent year.



    Identification: Valid Government Issued Photo Identification is required to determine the identity of each applicant. Acceptable forms of identification include but are not limited to, a government-issued: Driver’s license, Identification Card, Visa or Passport. Any applicant who cannot properly establish their identity may be denied.



    Guarantor: A Guarantor must submit a rental application to rent, including all required support documentation, and shall be subject to all application policy requirements, including, but not limited to, income verification (4x the monthly rent) and identification. A Guarantor who does not meet the credit, rental and income requirements independently will be denied.


    Pets: Unauthorized animals are not permitted in any of our rental properties. If the property you are applying for allows animals, please submit a photo of the animal along with information on their name, breed, size, color, age, and recent vaccinations.Process: Applications are processed on a first come first serve basis. Applications are only considered received once all required documents are submitted. If the application is not complete within 24 hours of applying, the application will be processed as is and may be denied due to insufficient information.


    Property Condition: Properties are rented in AS IS condition unless otherwise specified in the lease.


    Larkin Realty strictly adheres to all Federal and Vermont Fair Housing Laws. Our rental policy stated below is intended to evaluate the applicant’s ability and willingness to pay rent on a timely basis without regard to race, sex, sexual orientation, color, age, familial status, marital status, religion, national origin, U.S. military veteran status, disability, gender identity, gender-related characteristics, or because a person is a recipient of public assistance, including Section 8 housing assistance.

  • Is Renters Insurance Required?

    Yes, Rental Insurance is required during the entire tenancy. 

  • Are There Fees for Online Payments?

    Yes. 

    Appfolio charges a $2.49 fee for all ACH (eCheck) payments. 

    Appfolio charges 2.99% of the total amount per transaction for credit cards.

    Appfolio charges $9.99 per transaction for debit cards.


    To avoid these fees, please contact our office for ways to mail or drop off a check.

  • Where Do I Submit a Maintenance Request?

    Please submit all maintenance requests through your Appfolio Portal.

    Please be sure to provide as much detail as possible for our maintenance team. If you have pets or do not want access into your unit without your supervision, please make note of this as well. We will try to accommodate your request as best as possible.


    If it is an emergency, please call our office at 802.864.7444. 


    If it is an after-hours emergency, please call our office at 802.864.7444 and selection Option 1. 


  • Pet Guidelines

    Certain properties are pet-friendly. Please review our Properties Page.


    Pet-Friendly Property Guidelines:

    2 pet maximum. 

    $400 refundable pet deposit per pet.

    Options:

    2 dogs

    2 cats

    1 dog/1 cat


    Non Pet-Friendly Property Guidelines:

    Larkin Realty strictly follows Fair Housing guidelines for all service animals and emotional support animals. Please provide this information on your rental application. 


    PooPrints:

    We pride ourselves in being a welcoming community for residents—dog owner and non-dog owner alike. However, un-scooped dog waste has become a concern for our community. It is unsightly and can be dangerous to children, other pets and the environment. It is our goal to keep our community in pristine shape and as pet friendly as possible. PooPrints is a DNA Solution for dog waste that will eliminate any wrongful accusations of unscooped waste. This program has proven results to reduce waste up to 95% immediately after implementation. The match rates are enormously successful, there are no inaccurate matches—the proof is in the DNA. The fee to residents, per dog, is $50.THIS IS A ONE TIME FEE. There is a $300 fine for any matches found. This fine will not be waived under any circumstance.


    Other Pets:

    Larkin Realty may allow one caged animal per unit. Please be sure to provide Larkin Realty with further details. 

    A 10 gallon maximum fish tank is allowed.
